Design Quality Supplementary Planning Document
In recognition of the importance of design quality and the need to improve the standard of urban design and architecture in all new developments the Council has developed a Design Quality Supplementary Planning Document (SPD) to help deliver a higher quality of design in new development across the Borough.
Sustainable Development and Construction Guide
The guide identifies the main issues that need to be considered for any new sustainable development including design and construction matters as well as broader sustainability concerns. It provides clear and practical advice on sustainable construction and development through the planning process.
Building for Life 12
Building for Life 12 is the industry supported, government endorsed standard for well designed homes and neighbourhoods. Building for Life is a design quality indicator for all new residential led developments of 10 homes or more. However the Council also use elements of Building for Life as a design quality indicator on smaller developments - though this is determined on a case by case basis depending on the nature of the proposed development.
The National Planning Policy Framework requires Local Authorities to have Design Review arrangements in place. Design North East provides Design Review services for the region.
The Design Review Panel consists of experienced and well respected professionals from a range of built environment disciplines who meet monthly to review schemes. The Design Review panel is affiliated with Design Council CABE and works as part of a national design review network across England.
If the council believes a scheme may benefit from design review then applicants will be informed during pre-application discussions.
